Listed Buildings, Conservation Areas and Barn Conversions


Owning and buying a Listed Building is the act of taking on great responsibility, especially regarding maintenance, alterations and conversions etc., and can be extremely costly and time consuming.

Prior to purchasing, or proposing any work to a Listed Building or a building/s in a Conservation area or the curtilage of a Listed Building it is essential that the Local Planning Authorities be contacted for advice. Listed Building Consent will be required for any change to the property, whether it is internal or external and includes vent holes for extracts, remedial work to windows, chimney stacks, aerials etc., and all internal alterations, refurbishments and extensions. In addition, all works within the boundary including the boundary wall will be required to be approved by the Conservation Officer, planners and likely to require Listed Building Consent prior to works commencing.

Where you are considering a barn conversion, it is wise to check with the Planning Department whether the locality of the Barn is in a conservation area, or the barn is in the curtilage of a Listed Building.

Any work carried out on a Listed Building without Listed Building Consent is illegal and will attract the attention of the Local Authority Enforcement Officer.
