Domestic Extensions and Alterations
Some projects do not involve you obtaining Planning Permission as they fall within the Permitted Development Legislation which came into force 1.10.2008.
A word of caution, it is wise to obtain written confirmation from the Planners that your project abides by the above new requirements and is lawful development.
Some popular small extensions are likely to require you to obtain Planning Permission including kitchens and utility rooms, porches, garage conversions into a study or bedroom, orangery's and garden rooms etc., however always write to the planners with full information of your project prior to commencing any work and obtain written advice on what you should do.
Another word of caution, in addition to Planning Permission, before starting to build you will require Building Regulation Consent.
Larger projects are very likely to require Planning Permission. These have included two storey extensions with a range of rooms, loft conversions, additional floors over the garage and a host of other interesting challenges.
Residential
We have clients who wish to design their own home both one or two bedroom dwellings for retirement perhaps, other clients larger grand homes and small developments of houses and flats, for example in 'change of use' situations. Some clients require specialist design, for example for wheel chair access through the property or a house designed to take into account changes in function and activity throughout a lifetime, a retirement home. Other clients have desires to build in 'green' systems, design for economic use of energy and reducing 'carbon footprints', an increasing requirement of the Government, and one that needs great consideration when using alternative technology.
